Have you ever considered living on the water? If so do you, and your budget, favor a gulf or bay view? This is a choice that leans on whether you want greater privacy and what you expect the view to be. If you enjoy looking out for miles without seeing much but water and wildlife, it is likely a gulf view is your ideal on Sanibel and Captiva.
Many people prefer a bay view because of the boating action. There is always something going on to watch, such as a giant yacht going by or the coast guard inspecting a boat.

There are some issues to think through before selecting a home with a water view. With both a bay or gulf-side residence the entry price is usually high. You also need to be aware of beach erosion and storm damage possibilities. You should also take a good look at public access near your home and determine if people will respect your boundary.
The biggest issue facing a canal home owner is the sea wall and any dockage. Have both the wall and dockage thoroughly inspected before you purchase. We also recommend getting a quote from a general contractor who specializes in the area to give you a price of what it would actually cost to replace these items. That way you know what you are dealing with and how much you should insure for.
